Maintaining a Destination Trailer That Mostly Stays Put

Destination trailers don’t rack up the road miles that travel trailers do, but stationary living creates its own maintenance demands — and neglecting them can cause damage that compounds quietly over several seasons before it becomes obvious. A unit that sits in one place is exposed to continuous UV radiation, seasonal temperature swings, moisture accumulation, and the slow stress of ground-level exposure. Staying ahead of the maintenance schedule is considerably cheaper than catching up after problems develop.

This guide covers the key maintenance tasks specific to destination trailers and park models — what to do, roughly when to do it, and when to call a professional rather than handle it yourself.

Roof and Seal Inspection

Why the Roof Is the Priority

More destination-trailer damage stems from roof-related water intrusion than from any other single source. Roofing membranes — whether EPDM rubber, TPO, or fiberglass — age under UV exposure, and the sealants around vents, skylights, air conditioner bases, and seams deteriorate faster. A small breach in the roof membrane or a failed seal around a penetration can allow water to migrate inside the wall structure or ceiling cavity for months before you see visible staining or feel softness in the substrate. By then, the repair is significantly more involved than a tube of lap sealant would have been.

Inspect your roof at least twice a year — spring and fall — and after any significant wind event or hail storm. Walk it if the structure allows and your unit type is designed for roof access; otherwise inspect from a ladder around the perimeter. Look for:

  • Cracks, splits, or bubbling in the membrane surface
  • Shrinkage or separation at seams
  • Cracked, dried, or missing sealant around all roof penetrations
  • Standing water zones that indicate low spots (water should sheet off, not pond)

Resealing

Lap sealant around roof penetrations typically needs to be refreshed every one to three years depending on climate and product. Use a sealant compatible with your roof membrane type — incompatible products can react with the membrane and cause more damage than they prevent. This is a task most owners can handle themselves; it requires modest physical comfort with being on or near the roof, the correct materials, and patience to do it thoroughly rather than quickly.

Winterizing

If your site is in a climate where temperatures drop below freezing and you’re leaving the unit unoccupied through the winter, winterizing the water system is mandatory. Frozen water lines split. Water heater tanks crack. The repairs are invasive and expensive. Winterizing is not complicated, but it has to be done completely — partial winterization is nearly as bad as none at all.

The core process involves draining the fresh water tank and all supply lines, draining or blowing out the hot water heater, clearing any water traps in the drain system, and treating or bypassing the water heater. RV-specific antifreeze is pumped through low points in the system to displace any remaining water in drain lines and traps. Your owner’s manual will have unit-specific instructions; follow them, and don’t skip any step because it seems unlikely that section holds water.

De-winterizing in the spring — reconnecting, flushing the antifreeze, and confirming no lines shifted or leaked over the winter — is equally important and often overlooked. Run water through every fixture and check under every sink cabinet before assuming the system is fine.

Tires and Leveling for Stationary Units

Tire Maintenance

This is one of the most underappreciated maintenance concerns for destination trailers. A tire that sits stationary for months develops flat spots and oxidizes from UV exposure far faster than a tire on a road vehicle, even though it’s not being used. Tires on parked trailers can fail catastrophically when the unit is eventually moved — even if they look visually fine.

  • Check and maintain proper inflation even when the unit isn’t moving — underinflated tires develop flat spots faster
  • Use UV-blocking tire covers if the tires are exposed to direct sun
  • Inspect sidewalls annually for cracking or checking (the fine surface cracks that indicate compound degradation)
  • Know the age of your tires — most manufacturers recommend replacement after five to seven years regardless of tread depth or appearance, and stationary storage accelerates aging

Leveling Gear

Leveling blocks, pads under stabilizer jacks, and any permanent leveling system components should be inspected annually. Blocks can shift over winter freeze-thaw cycles; jack feet can sink into softened ground in spring. Check that the unit remains level — an unlevel unit strains door and window frames over time — and re-set any leveling components that have shifted.

Appliances

Destination-trailer appliances often include residential or near-residential units that have the same maintenance needs as the same appliances in a house — not the simplified care that RV-specific appliances require.

  • HVAC filters: Change or clean them on the same schedule you would in a house — every one to three months during active use
  • Refrigerator coils: Clean condenser coils annually, particularly if the unit is dusty or in a climate with cottonwood or other airborne particulates
  • Water heater anode rods: Tank-style water heaters have anode rods that protect the tank from corrosion and need to be inspected and replaced periodically — typically every few years, or sooner in areas with hard water
  • Range hood and exhaust: Clean grease filters regularly; accumulated grease is a fire hazard
  • Washer/dryer (if equipped): Clean dryer vent ducts at least annually — lint accumulation in stationary setups is a more common fire risk than most owners expect

When to DIY vs. When to Call a Pro

Most ongoing maintenance on a destination trailer is accessible to a hands-on owner with basic tools and willingness to learn: roof inspections, sealant refreshes, filter changes, tire maintenance, winterization, and leveling checks are all within reach without professional training.

The situations where professional service is generally the right call:

  • Roof membrane repair involving patches, seam repair, or any suspected structural penetration of water into the wall or ceiling cavity
  • Electrical work beyond changing outlets or resetting breakers — RV wiring involves 120V shore power and 12V DC systems and the interactions between them; incorrect work is a fire and shock hazard
  • Propane system repair — any work beyond replacing a standard regulator should be handled by a certified technician
  • Slide-out mechanism repair — slides that bind, leak, or won’t retract fully are best evaluated by someone familiar with your specific slide system before you force them
  • Structural assessment — if you suspect water damage in a wall cavity or floor system, get a professional inspection before attempting repair; the scope of damage is almost always larger than the visible evidence suggests
